Description

The existing buildings located at 129–131, rue de la Tour Jacob were dilapidated and needed to be completely demolished. The houses did not have any distinctive architectural features that stood in the way of their demolition. The decision to demolish the buildings was taken with the approval of the City of Luxembourg's Service Urbanisme (Urban Planning Department).

By going this route rather than renovating the existing structures, it was possible to include both the plots that were initially occupied by the buildings (129–131) and the empty plots (133–135) that were initially occupied by a parking area into the project.

Architectural and urban planning aspects

Due to its proximity to the city centre and easy access to public transport and soft mobility options (city centre elevator), the site is especially well suited for the development of furnished rooms. Moreover, Rue de la Tour Jacob already has a mixture of different types of residences.

Energy concept

Special attention was paid to the choice of insulation materials. The City of Luxembourg's policies stipulate that sustainable, eco-friendly materials should be used whenever possible.

Construction programme

The construction of two separate houses – A and B – allowed for the creation of a residential facility comprising 12 fully furnished individual rooms. The two units are connected by a shared basement.

Unit A (7 furnished rooms)

  • Ground floor and 3rd floor: two 15–16 m2 rooms with built-in shower room and a communal area for rubbish bins
  • 1st floor: three 15–16 m2 furnished rooms with built-in shower room
  • 2nd floor: living area with fitted kitchen and access to a terrace and the back garden

Unit B (5 furnished rooms)

  • Ground floor: one furnished 16 m2 room with built-in shower room and a communal area for rubbish bins
  • 1st and 3rd floors: two furnished 16 m2 rooms with built-in shower room
  • 2nd floor: living area with fitted kitchen and access to the back garden

The basement shared by both units contains an equipment room, laundry room, two separate cellars and a cleaning room.
